  • Identify what you truly need in a home


  • Make sure you really know the cost of your new home, including taxes and insurance.


  • Start saving now, then look for areas in your current spending where you can cut costs.


  • Build your credit and avoid taking out new lines of credit.


  • Research your mortgage loan options and other assistance programs


  • Get prequalified to narrow your search. Use online mortgage calculators for estimated monthly payments.


  • Use your Real Estate Agent! Hiring an agent will ensure your needs and best interests are met throughout the purchasing process. A good agent will do their best to make it a seamless process; while also ensuring you understand each step.

With a solid plan, you can eliminate a lot of stress that comes with relocating. Here are my tips for a smooth move. Before the move: Sort, organize, and donate 2-3 months before moving. For larger homes start sorting 4-5 months in advance of your move. Declutter room-by-room and get rid of the extra stuff. Make a packing checklist for each room to make sure you don't leave out any must-haves. Separate out a box of handy tools and cleaning supplies. During the move: The best advice is to pack room-by-room, packing similar items together. Organization is key. Use different color tape or permanent markers to label all your boxes. Start with attics, garages, basements, sheds, and other storage areas. Spare rooms and offices should be next. Then move to the kitchen, pantries and laundry rooms. End with packing up family rooms, bedrooms and bathrooms. Start with items you won't need right away and finish with high-use items. Pack everything but the absolute essentials until the very last minute.
